In Hamilton, a routine property management inspection quickly escalated into a more complex situation when a termite infestation was discovered, compromising the safety and structural integrity of the home. 

Working closely with the property owner and Property Manager, Leah Jay’s Investment Services Manager, Matthew Snedden, stepped in to manage the issue and ensure the property was not only made safe, but also positioned well when it was listed to sell, as was the intention of the owner. 

The Challenge 

The project began when the Property Manager identified signs of termite activity within the home. A pest control company confirmed a termite nest located inside the chimney cavity between the bedroom and lounge, raising immediate concerns around structural safety. 

Upon inspection with a builder, it became clear the issue extended further. The ceilings in both the bedrooms and lounge had been significantly compromised and were at risk of collapse. Immediate action was required to stabilise the property and prevent further damage. 

At the same time, the home was tenanted, adding another layer of complexity. Ensuring tenant safety and minimising disruption while coordinating urgent works became a key priority. 

The Solution 

Matthew coordinated a swift and structured response, managing both the remediation works and stakeholder communication. 

Key actions included: 

• Immediate installation of acro props to stabilise the affected ceilings 

• Removal of ceiling fans to allow for a full structural assessment 

• Coordination with pest control specialists to treat the termite infestation 

• Relocation of tenants to alternative accommodation, organised by the Property Manager 

• Full ceiling replacement, including reboarding and reinstatement 

• Treatment and repair of the affected chimney area 

• Internal repainting to restore presentation 

• Professional clean throughout including steam cleaning of carpets 

With all works completed efficiently, the total investment came to $28,186.74

Beyond addressing the immediate safety concerns, the works were also shaped by the owner’s intention to sell from the offset, with sales guidance helping inform the overall strategy. 

Advice from the sales team highlighted that without these improvements, the property would likely be considered a knockdown. Completing the repairs preserved its appeal as both a liveable home and a potential development opportunity. 

The Result 

Through proactive management and targeted investment, the property was transformed from a safety risk into a market-ready asset. 

The completed works ensured the home could be confidently presented for sale, appealing to a broader range of buyers, including owner-occupiers and developers. 

Importantly, the improvements protected and enhanced the property’s value, shifting its positioning from a compromised asset to one with genuine flexibility and potential. 

The property is now on the market, fully prepared for sale and positioned to achieve a stronger outcome thanks to the timely intervention and strategic oversight.
