Routine inspections are a fantastic tool for monitoring how your property is being maintained and identifying visible, everyday maintenance needs. However, we often find it helpful to clarify what these inspections cover so we can align our team’s role with your expectations.

Routine inspections allow us to review how your tenants are keeping the property and see how the tenancy is progressing overall. During these visits, our role is to identify obvious, surface-level concerns as well as any issues raised by the tenants themselves.

Our property managers are highly experienced in overseeing tenancies, however, we are not qualified, licensed tradespeople. Our primary focus during a routine inspection is to identify obvious, visible concerns and document any maintenance items highlighted by the tenants. Technical assessments, structural issues, and hidden leaks are best detected by qualified trades, which we are always happy to coordinate.

To help clarify, here is a quick look at what we can, and cannot, determine during a routine inspection:

  • Gardens & Grounds: We can easily identify overgrown bushes, trees encroaching on lines, or unkempt lawns. We cannot assess the health, stability, or root systems of large trees.
  • Roofing & Drainage: We can see if a downpipe is visibly broken or detached at ground level. We cannot climb ladders to check the internal condition of gutters, valleys, or roof tiles.
  • Wet Areas: We can spot obvious, visible leaks under a vanity or water staining on a ceiling. We cannot pressure-test pipes, inspect behind walls, or identify waterproofing failures before they show outward signs.
  • Electrical & Gas: We check that basic fixtures are intact and verify smoke alarms. We cannot test the safety of wiring, switchboards, or gas connections.

If you ever require a comprehensive, technical assessment of your property’s structural components—such as a professional gutter inspection or a preventative plumbing report, we are here to help. While we cannot perform these specialised services ourselves, we can seamlessly organise and coordinate the relevant qualified tradespeople to undertake this work on your behalf.

Our goal is always to protect your investment, and ensuring the right expert handles the right job is the best way to do just that.
