Turning uncertainty into a high-performing investment 

When the owner of the property was considering whether to renovate, they were faced with the same questions many investors ask. Would the market continue to perform? Was the renovation budget justified? And with interest rates remaining a concern, was now really the right time to invest? 

Seeking clarity, the owner engaged Leah Jay’s Investment Services team to undertake a detailed Property Health Check and assess the property’s potential. Once the numbers were analysed, a clear opportunity emerged. 

The Challenge 

The property had significant underlying issues that were limiting both its rental appeal and overall value. A leaking roof required replacement, while parts of the rear of the home needed to be rebuilt due to historical fire and termite damage. 

Beyond these structural concerns, the property was dated and no longer meeting the expectations of today’s tenants. The owner wanted confidence that any investment would deliver a meaningful return, both in rental income and capital growth. 

The Solution 

Following a detailed assessment, Matthew Snedden from the Investment Services team developed a renovation strategy focused on both rectifying major issues and updating the home to maximise its appeal. 

The scope of works included replacing the leaking roof, rebuilding the rear section of the property, installing a new kitchen, bathroom, laundry and second toilet, updating flooring throughout, and repainting both the interior and exterior. New fencing was also added to improve presentation and functionality. 

By addressing both the structural challenges and cosmetic improvements in one coordinated project, the property was transformed into a modern, desirable home ready for the rental market. 

The Results & Client Outcome 

The results exceeded expectations. 

Prior to the renovation, the property was renting for $500 per week. Following completion of the works, the property was listed on a Friday and leased by the following Wednesday for $795 per week, demonstrating strong demand from prospective tenants and a significant uplift in rental income. 

The transformation also delivered substantial capital growth. With a total spend of $198,353, the property’s value increased from approximately $700,000 to more than $1.25 million, highlighting the impact that strategic renovations can have when supported by expert advice and careful planning. That represent a Capital Growth of 40%! 

What began as uncertainty about market conditions and renovation costs ultimately became a highly successful investment outcome. By taking a data-driven approach and focusing on improvements that added genuine value, the owner was able to significantly increase both rental returns and equity in the property.
